“Schedule B” – General Terms and Conditions for The Suites on Mallard Drive
Effective August, 2017
Tenants
Tenants agree to provide and accept quiet enjoyment of the apartment community.
Tenant’s Insurance
All tenants are required to have and provide a copy of up-to-date tenant insurance.
Lease
Yearly leases at Ocean Breeze Estates can be terminated with 30 days notice in situations where a tenant must move for health reasons or the passing of one or more of the tenants. In some situations, notice from a physician may be required.
Smoking
All units at Ocean Breeze Estates are non-smoking.
Any tenant who smokes in an Ocean Breeze Estates apartment will pay all related cleaning and painting expenses.
Normal Wear & Tear vs Damages
We expect there will be normal wear & tear from living in the apartment. Normal wear & tear would include, but is not limited to: small nail holes, faded paint, and lightly scuffed floors. Large holes, gouges/dents in the drywall or flooring, scratches on cupboard doors, or stains on the wall constitute as damage.
Maintenance calls that result due to tenant neglect, disregard, or action will be charged to the tenant.
Changes to the exterior of the building
With landlord approval, tenants shall be permitted to plant and maintain personal gardens and flowerbeds. All costs of planting and maintaining the flowerbeds are the responsibility of the tenant.
No permanent changes shall be made to the exterior of the building.
No satellite dishes shall be placed on the outside of the building.
Pets
Pets are subject to landlord approval, to be determined on a case-by-case basis.
Pets are not to be tied up, left to roam free, or left unattended outside, and must always be in the control of their owner.
Owners are responsible for cleaning up all messes left from their pets. All outdoor messes need to be cleaned up immediately so as to not interfere with lawn care.
Any damage to a unit caused by a pet will, first, be deducted from the security deposit and any repairs will be billed to the tenant at a rate of $30/hr + materials.
Pets that disturb other tenants by: incessant barking, digging up flowers, entering their apartments, or bothering tenants will be asked to leave at the landlord’s sole discretion.
